# Sump Pump Installation in Scarborough: Weeping Tile, Clay Soil and Combination Installs

Last updated: October 7, 2026

Sump Pump Installation Toronto installs sump pumps, weeping tile disconnections and sump + backwater valve combos across Scarborough, from Agincourt and Malvern to Guildwood, West Hill, Highland Creek, Birchcliff and Cliffside. Many 1970s subdivisions here still have weeping tile tied to the sanitary sewer, and heavy clay soil adds digging time, so every job starts with a camera scope. A licensed Master Plumber pulls the permit, installs to Ontario Plumbing Code Part 7 and files the City of Toronto subsidy, up to $500 standalone or $1,750 with a backwater valve.

## Floor Drain Backing Up in Scarborough? Start With the Weeping Tile

The Local Problem

### A gurgling floor drain in a 1970s clay-lot bungalow

**What you see:** The floor drain gurgles or backs up on storm nights, and the basement smells like sewer afterwards.

**Why it happens here:** Many 1970s houses here still pipe weeping tile into the sanitary line, and the heavy clay the Bluffs are made of holds groundwater against the foundation, so storm water and sewage meet in the same pipe.

**What we do:** We camera-scope the drain, cap the tie-in through a weeping tile disconnection and redirect the tile to a sealed sump that discharges to grade.

### Pump dies mid-storm

The float sticks or the motor burns out halfway through a long storm, and water starts rising in a finished basement.

### No backup in a blackout

Storms that flood basements often take the power too, and a pump with no electricity is no help.

### Paperwork nobody finished

No permit, no inspection, a lump-sum invoice: the reasons City subsidy claims and insurer renewals stall.

## What We Install on Clay Lots

The first thing we check on any job here is where the weeping tile goes. Many 1970s homes still drain foundation water into the sanitary line, so a disconnection or a combination install is often the right job, not just a pump.

## How Much Does Sump Pump Installation Cost in Scarborough?

Typical interior installs run **$2,200 to $2,800 CAD**. Heavy clay soil adds digging time, which we build into the written quote rather than surprising you on install day.

Many jobs here are really **weeping tile disconnections** with a new sump, which run **$3,200 to $5,800** depending on how far the tie-in is from the new pit. If you also want a backwater valve, a combination install runs $5,500 to $9,500 city-wide. On eligible Toronto addresses, the City subsidy can return up to $500 on a sump or $1,750 with a backwater valve, and we file it at no charge.

## Clay, Creeks and 1970s Drains

Scarborough sits on clay. The **Bluffs** show it plainly: layers of glacial clay, sand and till that drain slowly and hold water against a foundation. Digging a pit through it takes longer, and we price that time into the quote instead of adding it on install day.

The east side drains through **Highland Creek**, which is about 85% urbanized and the most developed watershed in TRCA's jurisdiction. More roofs and pavement mean faster runoff after a storm, and the City has a basement flooding study underway for South Scarborough and Highland Creek West.

In **Agincourt**, **Malvern** and **West Hill**, many 1970s houses still drain their weeping tile into the sanitary line. A camera scope at the assessment shows where yours goes, which decides between a pump, a disconnection or a combination install.

### Heavy Clay, Highland Creek and the Rouge

Much of the district sits on **heavy clay soil**. Clay drains slowly, holds water against foundations and makes digging slower and harder. That is why we use clear stone around every basin and why perimeter drains, where needed, are bedded in washed stone to give water an easy path.

The east side drains through the **Highland Creek watershed** and toward the **Rouge River**. Homes near these valleys can see higher groundwater during spring thaw and long rain events. Combined with weeping tile that still drains to the sanitary line, that is a recipe for floor-drain backups on storm nights, and it is why disconnection plus a sealed sump is the most common job we do here.

Housing Stock

## Houses We Work On Most

**1970s subdivisions.** Agincourt, Malvern and much of West Hill were built out in this era. These homes often have **weeping tile tied to the sanitary sewer**, no sump and a floor drain that gurgles in heavy rain. A camera scope at the assessment shows us exactly where the foundation drain goes.

**Bungalows.** Common in Cliffside, Birchcliff and Scarborough Junction. Full basements, often partly finished, with the low point near the laundry room.

**Bluffs-area homes.** Near the **Scarborough Bluffs** and in Guildwood, lot grading and slope can push surface water toward foundations. We look at where your discharge will go so it drains away from the house and does not end up back at the wall.

Whatever the house type, the question is the same: is this a pump job, a disconnection job or a combo job? We answer that with the camera, not a guess.

Scheduling & Access

## Getting to Your Basement

Scarborough stretches from the **Rouge River** to Victoria Park, and from the lake to Steeles. We group visits by area, using **Highway 401**, **Kingston Road** and **Lawrence Avenue East** as the main routes, so the crew is not crossing the district twice in one day. Non-emergency assessments are usually booked within **2 business days**, with 24/7 live answer for emergencies.

Most homes here have driveway parking and side doors close to the basement stairs, which keeps install days efficient. Clay digging and spoil removal take more time here, so we plan for it in the schedule as well as the price.

Drain permits are filed with Toronto Building, usually about 5 business days ahead, and inspections are normally completed the same week as the install.

Straight Answers

## Scarborough Sump Pump FAQs

### Why do Scarborough installs take longer?

Heavy clay adds digging time, and many 1970s houses need a weeping tile redirect as well as a pit. Typical interior installs in Agincourt, Guildwood or West Hill run $2,200-$2,800 CAD.

### Is my weeping tile connected to the sanitary sewer?

In many 1970s subdivisions, yes. The only way to know is a camera scope, which is part of the free assessment. We show you the footage and mark the tie-in.

### How much is a weeping tile disconnection?

$3,200-$5,800 CAD including the camera scope, capping at the sewer, the redirect to a new sealed sump and discharge to grade. Clay and a long redirect run push it toward the top of the range.

### Does clay soil change where the discharge goes?

Yes. Clay like the layers exposed at the Bluffs absorbs water slowly, so we run the discharge to grade well away from the foundation and off the neighbour's lot.

### Why does Highland Creek matter for my basement?

The Highland Creek watershed is about 85% urbanized, so rain runs off fast instead of soaking in. Homes near its valleys see higher groundwater after storms, and a properly sized pit keeps up.

### My floor drain gurgles in heavy rain. What does that mean?

Often the sanitary sewer is surcharging, sometimes made worse by your own weeping tile. A camera scope tells us, and a backwater valve plus disconnection usually fixes it.

### Should I add a backwater valve too?

If the floor drain has backed up before, or the camera shows a sanitary tie-in, a combo is often the right call and can raise the City subsidy on eligible addresses.

### How quickly can you get to Malvern or West Hill?

Free assessments are usually booked within 2 business days, using Highway 401 and Kingston Road to group visits by area. Emergencies get live answer around the clock.

### Do you install battery backups on clay lots?

Yes, as an add-on ($900-$2,200) or with a new primary pump. Clay holds water for days after a storm, so the pit keeps running after the power comes back.

### Is there a City flooding study for my area?

South Scarborough and Highland Creek West are City Basement Flooding Study Area 52. Sewer work there will take years, so private protection still matters now.
