1970s subdivisions. Agincourt, Malvern and much of West Hill were built out in this era. These homes often have weeping tile tied to the sanitary sewer, no sump and a floor drain that gurgles in heavy rain. A camera scope at the assessment shows us exactly where the foundation drain goes.
Bungalows. Common in Cliffside, Birchcliff and Scarborough Junction. Full basements, often partly finished, with the low point near the laundry room.
Bluffs-area homes. Near the Scarborough Bluffs and in Guildwood, lot grading and slope can push surface water toward foundations. We look at where your discharge will go so it drains away from the house and does not end up back at the wall.
