Century Semis, Combined Sewers and Lakefront Sand

The east end is old Toronto. Leslieville began as a village in the 1850s, and the narrow lots of Riverdale and the Danforth are lined with century semis whose basements were dug out long after they were built. Few were designed with a sump in mind.

Much of this area is still on combined sewers, where rain and sewage share a pipe. The City is building the 10.5 km Coxwell Bypass Tunnel to capture those overflows for Ashbridges Bay, and in the first half of 2015 Beaches-East York logged the second-highest number of basement flooding reports in Toronto.

Near The Beaches, sandy lakefront soil moves groundwater fast. Most jobs here pair a backwater valve for the sewer with a sealed sump for the groundwater, set in a corner of a finished basement with a lid flush to the floor.

Lakefront Sand, Street Runoff and the Don River

The east end sits between the Don River and the Lake Ontario shoreline. Near the Beaches, sandy soil drains quickly, which sounds good, but it means groundwater reaches foundations fast during heavy rain and spring thaw. Surface runoff from sloped streets adds to it.

Further north, older neighbourhoods have combined sewers, and floor-drain backups during big storms are common. That is why many east-end jobs are combos: a backwater valve for the sewer, a sealed sump for the groundwater, and up to $1,750 back from the City on eligible addresses.

Homes We Work On Most

Century semis in Riverdale and Leslieville. Narrow, deep basements, often finished, with older plumbing and no sump. These basements were never designed with a pit in mind, so we plan the location around the room you actually use, finish with a flush sealed lid and keep dust in check.

Beaches lakefront homes. Sandy soil near the lake lets water move quickly, and street runoff on sloped blocks heads straight for foundations in heavy rain. Pits here need to catch water fast, and a dependable discharge is essential.

Can you put a sump pump in a finished century semi in Riverdale?

Yes. We choose a pit location that works with the finished room, cut under a dust shroud, protect floors and walls, and finish with a sealed lid flush with the floor.

Will the Coxwell Bypass Tunnel stop basement flooding on my street?
