Combined Sewers, Black Creek and Converted Houses

The west end floods from two directions. Older streets around High Park, Roncesvalles and The Junction sit on combined sewers that surcharge in heavy storms, and the river valleys add groundwater from below. When 126 mm fell at Pearson on July 8, 2013, the City took about 1,000 calls about flooded basements in a single day.

Further north, the Rockcliffe-Smythe area beside Mount Dennis lies in the Black Creek floodplain and is the most flood-vulnerable area in TRCA's jurisdiction. York South-Weston logged 199 basement flooding reports in the first half of 2015, one of the three highest counts in the city.

Many buildings here are Victorian and Edwardian houses converted to duplexes and fourplexes. They usually need one mainline sump, a backwater valve on the shared drain, a water-off window every tenant agrees to and paperwork the insurer will accept.

Combined Sewer Surcharge in High Park, Swansea and the Junction

Much of the west end is served by combined sewers, where stormwater and sewage share pipes. In heavy storms those sewers surcharge and push water back up through floor drains. High Park, Swansea and the Junction are areas where we regularly see this risk, which is why a backwater valve is worth discussing on almost every west-end assessment.

On the western edge, the Humber River valley raises groundwater for homes nearby. Put the two together, and you have a basement that can flood from below through the drain and through the slab. The answer is the combination install: valve for the sewer, sealed sump for the groundwater.
