Spring Thaw Prep Checklist: 5 Minutes Could Save Your Finished Basement

Before the 2026 spring thaw: a 5-minute sump pump check for Toronto finished basements, plus what sellers listing this spring should have ready for inspectors.

The March thaw is when Toronto sump pumps earn their keep. Snow that sat on your lawn all winter melts in a few warm days, the frost comes out of the ground, and a lot of water heads for your foundation at once. Add spring rain and the pit can run harder in March than it did all year.

We are publishing this four weeks ahead of the thaw for a reason. If something is wrong, now is the time to find out, not on the first warm Saturday. The whole check takes about five minutes.

Why the Thaw Is Hard on Sump Pumps

Frozen ground does not absorb water. When the snowpack melts on top of soil that is still frozen underneath, the water runs sideways along the surface and down beside your foundation. That is why window wells, downspout areas and low corners of the yard often show the first signs of trouble.

Then there is the discharge line. If it froze over the winter, or if snow and ice block the outlet, the pump will run against a blockage just when it needs to move the most water. Many of the emergency calls we get in late February and March are frozen discharge lines.

The 5-Minute Sump Pump Check

Grab a bucket and a flashlight.

  1. Bucket test. Pour a few litres of water slowly into the pit. The float should rise, the pump should start on its own, and the pit should drain quickly. Then the pump should shut off cleanly.
  2. Float moves freely. Watch the float as it rises. It should not catch on the basin wall, the discharge pipe or the power cord.
  3. Check valve. When the pump stops, listen. A soft click is fine. A loud slam or the sound of water running back into the pit means the valve is worn.
  4. Discharge is clear of ice. Go outside and look at the outlet. Clear snow and ice away and make sure water has a path away from the house.
  5. Alarm beeps. Press the test button on your high-water alarm. No beep, change the battery.

If all five pass, you are in good shape. If any of them fail, book a visit before the thaw arrives.

Safety note

Never put your hand in the pit while the pump is plugged in. If you need to free a stuck float, unplug the pump first.

Extra Checks for Finished Basements

A finished basement changes the stakes. A little water on bare concrete is a nuisance. The same water under laminate, carpet or drywall is an insurance claim. Two extra checks are worth the time.

Lid seal. Many finished basements have a flush, low-profile sealed lid. Check the gasket and the grommets around the pipe and cord. A good seal keeps humidity and smell out of the room and stops debris from falling into the pit.

WiFi alarm. If you have one, trigger a test and confirm the alert reaches your phone. Apps get logged out and Wi-Fi passwords change. You want to know it works before you are away for a weekend in March.

If your finished basement has no pump at all and water has ever shown up at the floor drain or along a wall, it may be time for a proper pit. Outside the House: Three Quick Thaw Checks

The pump is only half the story. Before the snow melts, walk around the outside of the house.

  • Downspouts. Make sure each one discharges well away from the foundation, not into the ground right beside the wall. In Toronto, downspouts should also be disconnected from the sewer under the Downspout Disconnection Bylaw.
  • Window wells. Clear out leaves and ice so meltwater can drain instead of pooling against the glass.
  • Grading. Look for low spots where snowbanks sit against the house. Shovel a gap so meltwater runs away from the wall rather than toward it.

  • The pump is more than ten years old, or plastic and more than five.
  • The basement has no pump and water appears every thaw.
